Do I need to get into the crypt first? Or get into Charlotte's room?

I've already found the missing painting, opened the package from Savannah, wiped the painting with Clara on it, talked to everyone (Clara, Wade, Colton, all phone friends), found the scavenger list, and I found the hidden graves behind some bushes (the one by the fountain statue).

Am I missing something important?
